Huge kudos and a huge win for Marin! CLAM just held a housewarming for 12 tiny homes in Pt. Reyes Station. This was part of a larger, herculean effort to create housing in West Marin for the families displaced in when the ranches in were shut down. This is the effort we need!

It's been a long time since I've heard a resident pull out property values as a reason to stop a project, but the last commenter pulled out the over $2B in property values in Belvedere. The next says "I don't think this is NIMBY, but if you took a vote 95% of neighbors would oppose it."

One thing I hate about impact fees & their nexus studies is that it reinforces the idea that new residents are a burden. San Rafael needs new residents to support its business, prevent the closing of schools and update property tax basis.

While San Francisco looks super dense compared to Marin, it's really not dense at all. San Francisco is far less dense than New York - and less dense than 4/5 boroughs.

New California income levels for affordable housing just came up. Sadly, but not suprisingly, AMI continues to rise. In Marin, a single person is now low income at $117,700. Marin, SF, San Mateo all have AMIs for a family of 4 at $200,000. Santa Clara at $205,000. www.hcd.ca.gov/sites/defaul...

Everyone loves the houseboats because they are charming and quirky. Walking down the dock, you experience 100 different personalities. Some boats are cute, some beautiful, and some are not. But altogether, It's charming and interesting. Design review would have made it boring.

We are getting a slow, but steady slew of subscriptions to our newsletter from people unlikely interested in our content. (We do Marin housing - we are getting subscriptions from Wisconsin, Utah, Czech Republic). They click on every email we send. Is this some weird AI content harvesting effort?

Housing at UCSB. $1,100 for a third of a bedroom for a 3 bedroom flat that housese 11 students total. The bedroom does not have a closet. Just a hanging clothes rod, and a 2 drawer dresser for each student. This flat is in a duplex that houses 20 students total. Each flat is 1,500-1,600 sq ft.

I can't stop thinking about the fact that 25% of Marin home transfers are via inheritance, and this rate is growing. Due to Prop 13, property taxes are tied to purchase price, heirs inherit the low tax base. This is a problem.

I have a new visualization I'm testing this week. The top shows the income distribution of Marin households. The bottom shows the distribution of rents and home prices. There is no housing available for households with less than $65,000 in income. We have a shortage of $5k/month apartments.
