Words are cheap, @natfednews.bsky.social. The recent debate in the House of Lords suggests there's little evidence of your members' claimed "social purpose".

Thousands of shared owners are trapped in homes they cannot sell or are struggling with unaffordable housing costs. Yet instead of confronting this growing crisis head-on, the government is merely planning to rearrange the deckchairs on the Titanic. 🖇️ Link in next post

Lords back review of shared ownership to help address ‘horror’ of living in unsellable and unmortgageable homes
The House of Lords has backed an amendment to the Social Housing Bill calling for a comprehensive review of the shared ownership model in the first year.

🔥 "acting with a predatory and pecuniary advantage and obvious conflicts of interest." Blimey, @natfednews.bsky.social, I think it's fair to say Lord Fuller is rather sceptical of your members' claimed "social purpose." #UKhousing
Yesterday, peers called for a review of shared ownership and demanded buybacks for trapped shared owners. They had some blunt words about how housing associations operate. The Minister resisted scrutiny. Peers voted. The Government was defeated. Decisively. 🖇️ Link in post below.

Minister confirms LAFRA omission that would deny tens of thousands of shared owners the right to extend their lease with direct landlord - because providers "do not have sufficiently long leases to grant 990-year extensions" - must wait for Commonhold & Leasehold Reform Bill.
As we bring the feudal leasehold system to an end and move towards a commonhold future, we won’t leave existing leaseholders behind. Today, we’re setting out the next phase of the implementation of the Leasehold and Freehold Reform Act 2024 👇🏻 questions-statements.parliament.uk/written-stat...
So many shared owners are paying for amenities they can't access. Many are also paying for maintenance of public amenities their council tax should cover.
🎯 @soresources.bsky.social "Shared ownership is publicly subsidised and delivered under an affordable homes scheme. Consequently, whether shared ownership homes are affordable is of interest not only to shared owners, but also to taxpayers." @matthewpennycookmp.bsky.social what's the plan?
⚠️ Extreme heat Remediation work means some residents can't fully open windows or access balconies, making it impossible to cool and ventilate homes overnight. We've joined @eocs-official.bsky.social and @nonqualifyinglh.bsky.social in calling on Ministers to act. ⬇️

Peers challenged the Minister on shared ownership this week. Lord Fuller didn't hold back: "This has been sold to people (…) as a lower-cost way of getting their foot on the ladder." "One might go so far as to suggest that there has been a degree of mis-selling here."
🆕 The Housing Select Committee has published its report on homeownership affordability. It concludes: 👉 "Shared ownership (...) is not a long-term affordable option for many of the buyers to whom it is marketed." 🧵
Probably the closest a committee will get to saying the government is, ahem, not telling the truth. #SharedOwnerhip @shacaction.bsky.social
The Committee calls out the gap between the label and the reality of "affordable housing".
💯
This is what the new Select Committee report says about shared ownership, in full. MPs note that changes to the scheme do not benefit existing shared owners. Our position is clear @matthewpennycookmp.bsky.social, the shared ownership scheme should not be marketed as affordable housing.

"The government shouldn’t really need a 73-page report in the current environment to realise that (...) even the sector’s much-coveted shared ownership model is “not a long-term affordable option for many of the buyers to whom it is marketed”." www.insidehousing.co.uk/insight/the-...

I do think it's shocking the leaseholder has to stump up the entire shortfall, the housing associations should absolutely swallow their share of a loss if the flat is proving tough to sell.
This gaslighting really winds me up. Shared ownership is a trap. The housing association doesn't care once you're trapped with an unsaleable flat you can't afford anymore.
The "important" role it plays is providing a zero risk inflation-busting rental income stream to housing associations, at shared owners' expense. It's unethical wealth extraction from the least financially resilient of homebuyers.
Two years after a damning Select Committee report, ministerial correspondence is still recycling the same tired claim that shared ownership has "an important role to play". Where is the evidence, @matthewpennycookmp.bsky.social @sharonstevenage.bsky.social?
"The couple will need to find the money to pay for a lease extension at some point ... no one warned them about the additional costs" ❌ Most shared owners were sold short leases as a matter of policy. Few were warned about the consequences. Many are now paying the price. inews.co.uk/inews-lifest...

Shared owners are forced to sell at prices set by RICS surveyors or cover the shortfall themselves. Cannot sell and need to move? They are told to become landlords. This can't go on @matthewpennycookmp.bsky.social. We need buybacks. 👇 www.bbc.com/news/article...
