Look: I like infill development as much as the next guy, but you can't say "we're going to reverse gentrification" and "rents collapsed" when all your chart shows is rents partially reversed a sudden spike but are still 15% higher than they were four years ago.
If housing advocates like me get our way, we are going to reverse the gentrification of San Francisco. We are going to build so many apartments that regular families can, once again, buy a home here. Austin upzoned, builders built a ton of housing, rents collapsed. SF can do the same.
