The endless debate on the Hopkins Street bike plan made me get out my credit card records. We shopped at Monterey Market 126 times in 2025. Also many times at Magnani's and Raxacoul. None of those trips was done by car. The shops will be fine with the new bike lanes.

In Berkeley Commercial vacancy news, the NW corner of San Pablo and University, aka 1101 University, which has been vacant for 7 years looks like it might become an OReilly's auto parts store. It took 4 months this year to get their zoning approval.

This place changed hands after being vacant for decades. There are signs of construction there now. Berkeley's residential vacancy tax may be working.
