Housing markets are regional. That's why New Jersey's fair share housing policy — which requires every municipality to create affordable homes — is so important. My new piece, co-authored with Results for America's Brittany Giroux Lane, shows why other states can — and should — build on NJ's model:

With New, Clear Statewide Rules, New Jersey Towns Are Creating Affordable Homes Instead of Fighting Them

By requiring every municipality to create its fair share of affordable homes, the Garden State offers a compelling model for other states to build on.

The biggest federal housing reform in decades is now law — showing bipartisan political consensus that the U.S. needs more affordable homes. No single law will fix the housing crisis. States & municipalities still play the largest role. But this is crucial progress.

What’s in the Housing Bill That Just Became Law

It is no Great Society measure, but the new law offers local governments and builders incentives to make incremental changes.

NJ is littered with stranded assets, like vacant malls & offices. They shouldn't sit empty while working families struggle to keep a roof over their heads. A proposed bill would help transform these sites into mixed-use communities, with at least 20% affordable housing: www.nj.com/realestate-n...

Vacant N.J. malls could become housing under proposed law

At least 20% of any new housing units would have to be set aside as affordable.

“This isn't only an issue of fairness & transparency — it’s a civil rights issue,” said Fair Share Housing Center's Al-Tariq Witcher. “Algorithmic rent-setting software perpetuates housing inequities and makes it even harder for historically marginalized communities to access affordable homes."

Housing affordability is a health issue. A new study by @eagletonpoll.bsky.social & @rwjf.org finds rising housing costs are making healthcare & other basic needs impossible to afford for many New Jerseyeans — with Black & Latino residents facing the greatest burdens: www.nj.com/realestate-n...

Its shocking, but infants & toddlers are the population age cohort most at risk for homelessness. And that critical period of brain development from birth to 3 yo means they are the cohort that benefits most from safe, stable, healthy & affordable housing.

No one preparing to bring a child into the world should have to wonder where they'll sleep. Housing insecurity is a maternal health issue. Stable, affordable housing supports healthier pregnancies, better birth outcomes, and racial equity.

Too often, families are denied access to affordable housing because of low credit scores caused by unaffordable housing itself. Today, the NJ Senate passed legislation to limit over-reliance on credit scores and require a fuller, fairer review of applicants. Next stop: the Assembly.

Writing at NJ dot com, @amirasweilem.bsky.social says that the fight over redevelopment of the old Princeton Seminary lands "illustrates the complicated nature of affordable housing mandates in crowded New Jersey". I totally disagree. It is just plain regular NIMBYism. www.nj.com/news/2026/05...

Everyone in this ritzy N.J. town says they want affordable housing. It sparked a civil war anyway.

The bitter clash is ripping apart the fabric of this charming, Ivy League community.

Montvale’s own court filings now confirm what officials have downplayed publicly: a data center is at the core of the town’s housing plan. Montvale is attempting to sidestep its legal requirements to create affordable homes through a lawful and transparent process. We're fighting back:
