I think this is unrealistic for various reasons but it would be great to make Queen between Regent and York more flexible for seasonal or event-specific pedestrianization. Rebuild those blocks to match Carleton St. and put in retractable bollards to easily block motorized vehicles when appropriate.

Here me out Fredericton: What if we made the downtown core pedestrian only? King & Queen street in between Regent and Westmorland…no cars.

It's positive to see smaller new builds at lower price points but at 400 sq. ft. per level the design of the layout is make or break. The location of the stairs and the single basement window means you end up with a 7' wide bedroom thanks to the space-wasting hallway beside it.

Calling protected bike-lanes “vanity projects” should be automatic evidence that a political candidate has no idea what they’re talking about when it comes to public safety, urban mobility and congestion, geometry and urban space, fiscal responsibility, or the successful positioning of cities.

Fredericton legalized cottage courts ("cluster housing" as per the zoning code) a few years ago but none have been built. This is an opportunity to build more affordable smaller detached homes with common outdoor spaces. Do we just need more developers with some imagination?

It seems the rumors of The Front Yard relocating to the old downtown Dooly's space are unfounded as they are seeking a temporary use variance for operating at their current location on King. Looking forward to seeing the staff report on that.

If properties were assessed consistently and fairly in line with true market values, tax rates could be adjusted to compensate for rapidly increasing home values and we wouldn't need to further complicate things with multiple rate stabilizers.

If we built more housing in the city at this price point then older homes would be more affordable as well, and a 30 year old split entry listed for $399,900 wouldn't get 10 offers and sell for over 10% above asking. And that's not just a hypothetical example.

Miramichi lost its HAF monies because it refused to allow four units as-of-right which was one of the minimum requirements for the program from the get-go. What's somewhat perplexing is that they already allowed three units so this would have been a fairly incremental change.

My understanding of city council is that quorum requires seven members to be present which was the case today. Makes me wonder if some councillors did not show up hoping they wouldn't have quorum, or did some think that not attending was better for their election chances tomorrow.

Lots of people are unhappy with the mayor and council regarding the NBEX expropriation but the province really put them in a tough spot with the timing of the ruling on the validity of the expropriation.

One of the resolutions passed today was to sell 11.9 of the 30 acres to the province for a new middle school. It is insane that an urban school within the core would need that much land. This is a prime example of the provincial policies that actively work against the best interests of our cities.

Outgoing council has voted to proceed with expropriation of the NBEX lands. I believe only six councillors were present for the vote. Interesting that Hicks was absent.

I had missed that Miramichi had its Housing Accelerator Fund agreement terminated due to non-compliance. They refused to allow four units as of right and it cost them $3M. This would have been an incremental change since they already allowed three units. Seems incredibly short-sighted.

Most if not all of these topologies are legal in Fredericton but make up a tiny sliver of what we build. The reasons for that are varied but it would be great to see more fine-grained housing options particularly in new neighbourhoods, with both rental and ownership models.
