I would submit that there is no place in the DMV that has changed as much as College Park and the Route 1 corridor in the past 20 years, more than even DC or Arlington

Fantastic read. I kid you not: the confused nature of Colesville Road (and Georgia Avenue too!) is a major contributor to why I left Silver Spring. It’s somehow dangerous and inefficient no matter what mode of transportation you prefer.

on one hand there is serious glonzoification going on with data centers that isn’t helpful/could have further NIMBY repercussions but more importantly on the other hand it is INSANE that so many jurisdictions give data centers by right permitting but would never do that for multifamily housing

The real lesson is once you open the free money spigot to one rich owner, the rest will flock like moths to a flame for their cut. And when you've already spouted economically debunked nonsense to justify the first, you have no factual ground to stand on anymore to say no

There is no compelling urban planning reason to concentrate apartment buildings on loud, polluted, dangerous main streets. This is solely a political strategy by planners trying to avoid NIMBY backlash to proposed apartments. This political strategy DOES NOT WORK. Homeowners oppose housing anyway!

I think there's actually a useful difference we can draw here. Namely: there is incrementalism that comes from pushing wherever possible (and with whatever levels possible) to make progress toward a maximalist demand, versus incrementalism that's positioned as an excuse for setting minor goals
kyle tear down that highway lucas 🏳️🌈@itskylelucas.com · 3mo agoMy not-so-hot take is that what Mamdani is doing *IS* incrementalism, and the bar is so deeply in hell that a politician just doing *anything* good consistently is a total anomaly for people. And I think for now that is good and fine, because it is restoring people’s faith that better is possible.
Speaking at the DC local level: the "moderates" need to give voters a reason to vote for them. McDuffie couldn't do that; JLG could. McDuffie didn't even know what he stood for; of course the voters couldn't know either. If "moderates" want to win, they need to convince - not blame - the voters.

If you think this ends well for country, I believe you're sadly mistaken. Extremism on one side simply fuels opposite growth on other side. We need moderates.
