Everyone is angry about this (and I agree it will be hard to pull off) but the Balrog is a Maiar, same as Gandalf. It speaks Uruk, it has plans and strategies.

I'm actually astonished at how clean this graph looks as a diagnostic for our housing ills. Note how close it is to 1 at the start. Houses per single adult or married couple.

The thing about being ruled by a gerontocracy is that cohort mortality is a probability density, meaning all these fuckers start dying around the same time -- in clusters. The same Weibull Distribution "bathtub curve" explains why batches of light bulbs and hard drives all die in the same month.

It's insane how much historic preservation in LA has a single family bias. You'll have random nondescript homes with historic designation, and then this 1926 apartment building has never even been surveyed.

on a recent trip to Cincinnati I noticed this fine bldg in Covington: simple ground floor, two main façade planes w/ expressed piers, clean fenestration w/ simple sills, tripartite scheme w/ simple stringcoursing, & a grand but restrained cavetto cornice - would be cool if planners allowed this

These guidelines require three things that are completely backwards. 1. Concentrate variations in massing at the bottom and leave the top "subdued" to be less visible. 2. Combine changes in material/color/texture with big changes in geometry. 3. Make things dark to "disappear."
