Quick reminder that airtight, insulated buildings – which are often fitted with filtration systems – offer protection against smoke from forest fires fuelled by the burning of fossil fuels. The old world isn’t coming back. This can be retrofitted together with a heat pump, windows and insulation.

Automatic leak detection 2. Waterproofing bathroom and adding floor drains 3. Minimal penetrations through the floor 4. Overflows at sinks 5. Easily accessible piping

Air that’s 37.5 °C with 41% RH holds a lot of water. An energy recovery ventilator tempers the outdoor air by transferring heat and humidity from the outdoor air to the exhaust air. Here’s a screenshot from the Zehnder ERV app for the Brooklyn Passive House renovation we designed.
If you’re doing a substantial renovation of a building in New York, the current energy code requires insulation, air barriers, efficient mechanical systems, and good windows. We recommend going beyond the code minimum to a Passive House retrofit for more comfort and lower energy bills.
The energy code requires programmable thermostats to be initially set at 78 F.

New York brownstones weren’t designed for this kind of heat. West-facing masonry walls capture afternoon heat and radiate it into the building even after the sun sets. Leaky windows and doors let the air conditioning out. But a restoration to Passive House comfort standards fixes this problem.
