Edmonton’s $15M infill property tax dividend – Jacob Dawang

Every single-detached home that becomes a rowhome, plex, or backyard home multiplies its assessed value. Matching 2024–2026 building permits to City assessment data, I measure that uplift directly, al...

The amazing march of the missing middle in Edmonton continues. The city is permitting more 5-to-8-unit townhouses than ever before. A high number in central neighbourhoods or close to transit. After the city decided *against* reducing the maximum allowed units from 8 to 6!

NEW POST Edmonton's rowhome permits increased in the first half of 2026, despite a general slowdown in permits. Edmonton continues to provide strong proof that missing middle zoning changes can be the main character in the housing supply story. #yegcc www.jacobdawang.com/blog/2026/q2... 🧵

It's weird that many places call themselves a "city of neighbourhoods" where diversity is good and they fear a "one size fits all" approach to change. But, at a neighbourhood level, a building not "fitting in" with the neighbourhood character is a great crime because everyone must conform.

This is a quintessential NIMBY bait and switch: we support density, but better planned. Like through Local Area Plans or Nodes and Corridors. But, when time comes to decide on density in Nodes and Corridors, the support mysteriously disappears. 🤔

"Unclear"? It's not happening. The sprawl cabal + NIMBYs got their way. Repeal of rezoning + de-prioritization of LAPs means - all greenfield, all sprawl, all the way. The NIMBYs and greenfield developers won. Again.

"Home prices in Canada have fallen to their lowest levels since March 2021 according to the Canadian Real Estate Association. Do you think this is a positive, negative, or neutral development for the housing market?" Positive: 66% Negative: 14% Neutral: 13% Nanos / May 6, 2026

It's amazing the stuff people dream up to oppose YIMBYism, which is just the idea that apartments should be legal to build. Dress it up with all the personal attacks and sophistry you can think of, that's what every anti-YIMBY wants: to keep apartments illegal.

This small, old, rotten single-family home is going to be replaced with 9 brand new ones. Steps from NAIT, two schools, a hospital, Kingsway mall, LRT, and the restaurants on 118 avenue. What a huge win for Edmonton!

The Zoning Bylaw Renewal has legalized building rowhomes in central neighbourhoods near transit. We are building more homes near transit than ever before, enabling families to live in a place where a car is not needed for many trips. More homes means more housing and transportation choice

Line chart showing the cumulative share of new homes by distance from the nearest LRT stop, for each year from 2009 to 2026. The 2026 Q1 line sits above and to the left of all previous years, indicating a record-high share of homes built close to transit. 38% of Q1 2026 homes were permitted within 800m of an LRT stop, marked by a dashed vertical line.

Steps from the west LRT and Jasper Place transit centre. 4 x 8 townhouse complex. This is density “where it makes sense”. This is affordability and climate action enabling car—light or car-free living.

Calgary is repealing its citywide upzoning ("blanket rezoning" is an asinine term), and will revert 2/3rds of residential land to a ban on everything outside of single family homes. One thing is for certain: Edmonton now has a total lock on being Canada's most progressive city for housing reform.
