in general, people are awful at understanding composition effects say the average new home would get an “efficiency score” of 8/10 while an old home gets a 2/10. If you pass a law requiring new homes are a 9/10, but the increased costs reduce homebuilding by 25%, overall efficiency decreases

California’s housing stock is twice the age of Texas’s, and it builds new housing (the only housing subject to current standards) at one-third the rate of Texas.

Whenever I see someone compare inequality in the US to pre-revolutionary war France my reaction is pretty much that SMBC comic. People need to realize that the first and second estate were TAX EXEMPT. Not 'refusing to pay their fair share', EXEMPT.
America has a housing shortage. Every single housing proposal you see that is not "build more housing" will have the primary effect of pushing up the prices of existing housing, and is therefore, in reality, a plan to enrich current homeowners. In conclusion, build more housing.
