Have you heard of “The Populist Playbook?” A few years ago, I posted what I still consider one of my most important messages. It was about “The Populist Playbook” that I’ve watched play out often over my 33+ years of city planning. Since then, it’s only gotten worse. Do the steps sound familiar?

It's important to understand the inherent asymmetry of power in these public hearings. They are dominated by people with the time, energy, and money to fight for the status quo. They are not accurate barometers of public sentiment, nor do they represent the best interests of the city.
