We don't just need to upzone the whole city, we need to create a structure by which the "next level of intensity" is available by-right. The zoning needs to update itself such that you can build similar to & slightly larger than existing buildings in the area.

Most people do not know the name of this bridge in the South Loop in Chicago. It's been around for 127 years and it was designated a Chicago landmark in 2007. It's called the St. Charles Air Line Bridge. Image at sunrise last Friday.
